Who benefits from a cost segregation study?

I bought the property a few years ago. Is it too late?

Usually not. A look-back study can capture depreciation you missed in prior years through a change in accounting method, without amending past returns. Your CPA files it.

Does my CPA need to be involved?

Yes. We prepare the study; your CPA decides how to apply it on your return, including any bonus depreciation, which depends on when the property was acquired and placed in service.

How is this related to your reserve studies?

Both start with the same thing: a component-by-component inventory of the property. That engineering work is what makes a cost segregation study defensible.
