Know what each bid covers before you sign.
Contractors write bids their own way, so the lowest number is often a smaller job. We line the scopes up side by side, flag what's missing, and give your board or ownership a plain-English recommendation. We can also write the scope of work up front, so every contractor bids the same job.

What's included
Bid comparison analysis
A line-by-line comparison of competing proposals: scope, materials, warranty, exclusions, schedule, and price, normalized so you're comparing the same work.
Scope of work development
A written scope your contractors bid against, so proposals come back comparable and change orders stay rare.
Timeline and budget
A realistic project schedule and budget, including contingency, that the board can approve with confidence.
Contract and document review
We read the management or construction contract alongside you and explain what each section commits you to.
Common questions
Do you take a cut from the contractor we choose?
No. We're paid by you, not by contractors, so our only interest is that you understand what you're buying.
How many bids should we get?
Three is the usual target for a significant project. More than that rarely improves the decision, but fewer than two leaves you with nothing to compare.
